General Terms and Conditions
Prices: The prices apply for a occupancy of minimum 2 persons in one bedroom. If two persons occupy the apartment and the second bedroom will be used, we charge a single supplement. The prices include heating, electricity, water, bed linen, hand and bath towels and the final cleaning. Also include all charges and fees, with the exception of the local tax.
As of 01.01.2017, we are obligated to collect a community residence tax of 2,10 € per person and night for all persons over 14 years.
For your pets we charge € 15 per night (food is not included).
The transfer or shuttle service costs will be billed according to the distance involved.
The Bread roll service and the eggs from our chickens will be charged separately.
Price reductions
Children up to their 3th birthday get free accommodation, children aged 4 - 14 years pay € 10 – 15 per night (seasonal).
Payment
You can pay in advance by bank transfer or on site by credit card, Bancomat or in cash (only amounts under € 3.000).
Arrival and departure
The apartments are ready for you beginning at 3.00 p.m. on the day of your arrival. We request that you vacate your apartment by 9.30 a.m.
Reservation
Please note: The booking becomes binding at a payment of a deposit for confirmation (booking guarantee) and the transmission of the booking confirmation. In case of cancellation, the deposit will not be refunded.
The following cancellation policy will apply:
Unfortunately, in accordance to the Consumer Protection Code no right of withdrawal is entitled to you. We would still like to offer you a right of withdrawal on the cancellation terms according to the general business terms. It is explicitly stated in the relevant provisions of law Art. 45-67 of the Italian Consumer Protection Code GvD 206/2005
We recommend that you take out “Red Rooster” holiday cancellation insurance to avoid cancellation charges.
In case you should need to cancel your reservation the following cancellation conditions apply:
Until 3 months before arrival you may cancel your booking free of charge, we will retain only the deposit.
Cancellations made up 3 months to 1 month before start of journey: 40% of the booking value.
Cancellations between 1 month until 1 week before start of journey: 70% of the booking value.
Cancellations made up to 1 week before start of journey: 90% of agreed total price.

In case of no show or in case of anticipated departure, the total price for the complete stay is charged.
Please let us know in good time if you have to cancel your holiday.

• Upon completion of the accommodation contract, the Südtirol Alto Adige Guest Pass (consequently Guest Pass) will be issued to the guest, which according to the decision of the South Tyrolean regional government No. 732/2022, is valid for the entire duration of their stay as well as from 0:00 on the day of arrival unto 24:00 on the day of departure. • The Guest Pass includes the use of all public transport within the “südtirolmobil” network area as well as additional services, which vary depending on the tourism organization. Detailed information can be found at: suedtirol-guestpass.info • The sole entity carrying the Guest Pass in South Tyrol is the Mobilitätskonsortium, appointed as the unified coordination point in accordance with the above decision of the South Tyrolean regional government by the Provincial Association of Tourism Organizations of South Tyrol on November 16, 2022.The details of the additional services associated with the Guest Pass and the conditions of use of the Guest Pass are communicated by the third party responsible for issuing and managing the Guest Pass. Purpose The personal data provided will be transmitted to the single coordinating body of the Guest Pass in order to enable the creation and use of the Guest Pass and to provide the associated services. ▪ Recipient In connection with the issue of the Guest Pass, your data will be transmitted to the Mobilitätskonsortium, VAT Nr. 02735170215, which acts as the cardholder and unified coordinating body and assumes the role of autonomous data controller in processing the transferred data.
